Pre-sale Safety Inspections for Wood Burners
Buying or selling a home with a wood burner? Before the deal goes through, you’ll often need proof that the fire is safe and in good working order, for the buyer, the sale agreement, or for your insurer. That’s exactly what this inspection is for.
I inspect the wood burner and flue, and provide a clear written safety report you can give to your lawyer, real estate agent, buyer or insurer, along with a quote for any repairs that are needed.

Who needs a wood burner inspection
- Buyers: know exactly what you’re taking on before you sign, and avoid inheriting an unsafe or non-compliant fire.
- Sellers: a clean safety report removes a common sticking point and helps your sale go smoothly.
- Property managers and landlords: keep your rentals safe and warm for tenants.
What the inspection covers
Assessment for safety of:
- Assessment of the wood burner and flue
- Condition of firebricks, seals, baffle, glass and structure
- Safety and general compliance of the wood burner
- A written report with a quote for any repairs that you can pass to your lawyer, agent, or insurer
- Honest advice on any work needed to bring the fire up to scratch
If the report turns up anything that needs doing, I can usually take care of it too, so you’re not left chasing another tradesperson before settlement.
What the inspection does not cover
